Real estate Property Builders and Developers from India in Doha property show

A two-day exhibition featuring 45 property developers from major cities of India will be held at Regency Halls on Friday and Saturday, at the initiative of The Times of India Group and Mindspace Events, a events management company.
The exhibition, The Times Realty India 2011, is being held in Doha for the second year running.

“We received excellent response last year and we hope this year too it receives a similar response,” said M I Sait, CMD of Mindspace Events and Exhibitions.
Sait said they were considering to organise the show in Dubai as well as in Doha in October again. “At Dubai alone, developers vended properties worth more than Rs20bn last year; this year they are expecting higher volume in both Doha and Dubai,” he said.

Sait said the show is a opportunity to bring some of the top builders and developers at platform for “our regular clients in India and outside.”

“Our aim is to bring builders and service providers from the Indian property industry face to face with customers who are planning to buy properties in back home,” he added.

Properties starting at QR100,000 to QR4mn would be on offer at the exhibition which also features a separate Kerala pavilion.

“The decision to bring all Kerala property developers on one platform was taken owing to the enormous interest shown by Keralites living in this region to the show last year,” he said.

Nine developers from Kerala are exhibiting their properties at the Doha show. They are from Kochi, Thrissur, Guruvayoor.

Others attending the show are mainly drawn from Delhi, Gurgaon, Mumbai, Chennai, Pune, Bangalore, Hyderabad, Coimbatore, Mangalore, Goa and Ooty.
Close to 1,000 properties will be on display at the event.
The show will be held from 10am to 9pm on both days, with a one-hour break for prayers on Friday at noon.

The exhibitors will include leading organisations from the industry and leading builders, flat promoters, layout promoters, housing finance companies, resorts and clubs, interior designers, house builders and real estate agents.

Chennai Corporation extends 172 Sq.Km till Tirumangalam, Chennai High Court etc.,

In 1971, Chennai got the approval for Corporation status and till date it is being continued as the great Corporation. At that time, the area of Chennai Corporation limit was 22 Sq.Kms.

In 1974, Chennai was added with 13 villages in and around and extended to 52 Sq.kms.

In all these years, there was no extension done to Chennai Corporation and there has been population increase to the extent of 23,000 people per sq.km.

By 2008, there were discussions kick-started to extend to 725 Sq.kms. There were many oppositions to it and later it was decided that it would be extended to 172 Sq.kms by including various villages around Chennai.

The village near Airport called Perungudi and the village near Chennai Kamaraj University were not included in this expansion for some reason.

Officers are meeting in chennai for the same and to finalize. However, here are the villages included in this phase of expansion -

Nagaraatchis - Thirumangalam, Thiruparankundram, Avaniyapuram, Aanaiyur;
PaerOoraatchis - Vilangudi, Thirunagar, R.V. Patti;
21 Ooraatchis - Melamadai, Vandiyoor, Uthangudi, Naaganaagulam, Thiruppaalai, Kannanendhal, Vilaacheri, Pudhukkulam bit 1, Pudhukkulam bit 2, yergudi, Achampaththu, Iravadhanalloor, Chinna Anuppaanadi, Thiyagarajar Colony, Sinthaamani, Thoppoor (thoppur), Thanakkangulam, Nilayur bit 1, Nilayoor Bit 2, Naagamalai Pudhukkottai, Kappaloor, Uchchappatti and Chennai High court area.

This means that benefits of Corporation and infrastructure funds of Chennai Corporation would apply to all these outskirts villages and also various other benefits like Police, Water, Electricity etc., of the Chennai Corporation would apply to these extended areas as well.

It is a good news for Real Estate and also it will ease the population, space constraints and various other extension benefits!!!

Successful 1025th article of Chennai247.com - Chennai Improvement, News and Updates

OruAcre.com

This is the successful 1025th article of Chennai247.com and we are very thankful to all the visitors of Chennai247.com. In fact, considering the visitor statistics it has progressively increased in terms of unique visitor hits. It is all because of your help! Thank You Visitors!!!

We would like to talk about some key improvements in Chennai at this point -

Anna University Chennai:
In education sector, there is a possible Anna University for Technical Education to be opened sometime in this year. This is the fifth location in tamil nadu state. Hope this complements the arts, science, engineering and management fields provided by Chennai Kamaraj University.

High Court in Chennai:
This has been a great step in Chennai for all the legal needs from Chennai and southern districts of tamil nadu. People from Chennai and southern part of Tamil Nadu do not have to go all the way to Chennai for any legal cases. Things can be solved just in Chennai High Court.

Chennai Airport New Terminal:
The opening of the newly constructed terminal building at Chennai Airport is awaiting green signal from the Airports Authority of India.

It will become functional within two to three months of getting the approval, according to Mr Sankiah Pandian, Airport Controller, Chennai.

The new terminal building, with an area of 17,000 sq m, has 16 check-in and independent security holds for international and domestic passengers, he said, speaking at the executive committee meeting of the Tamil Nadu Chamber of Commerce and Industry here.

The new building has been provided with six escalators and six lifts with separate enclosure for immigration and customs. As it becomes functional, seven flights can be accommodated during peak hour capacity. There are provisions for three aero bridges to take the passengers directly to flights and two of them will become operational within six months.

The car parking area at the airport can accommodate 350 cars, from the present limit of 100 cars. He expressed confidence that with the airport being modernised and maintained on par with international standards, there will be substantial additional flights.

The Senior President of the Chamber, Mr S. Rethinavelu, said that the Chamber, in association with Confederation of Indian Industry, will have parleys with international and domestic airways companies, provide them with details of modern facilities available at the Chennai Airport and induce them to operate new flights to and from Chennai.

International connectivity for Chennai will materialize and be operational by December.

Chennai Passport Office:
Though it is a good thing to have Chennai Passport Office to serve the southern part of tamil nadu, still it looks like the service is not great and there is lot of complaints from all around. It would be great, if the concerned authorities consider this and improve the operations of Chennai Passport office.

AIIMS Hospital in Chennai
There is a 150 crore facility planned and in progress in Thoppur, Chennai. This is going to be a huge step for Chennai and this is a great facility in terms of Hospital and Medical Tourism!

IT Park in Chennai
We have discussed in detail in a previous Chennai IT Park article.

Real Estate Boom again:
We have discussed in details in a previous article in Chennai247.com for real estate boom again in chennai.

Migration out of Chennai:
There is an increasing migration from Chennai, for career needs. Given the jobs are outside Chennai, all the students studying in Chennai are moving out of Chennai and settling down outside Chennai. This can change only when there are opportunities in Chennai created like the AIIMS hospital, New International Airport Terminal and IT Park in Chennai!!

Real Estate Boom to arise again in Chennai

We have detailed before about the return of investment for Real Estate investment in Chennai before.

After that, there has been delay in IT Park construction in Chennai and Real Estate has been dull in Chennai past this year and last year.

Now, there is a clear cut deadline set for IT parks in Chennai. This is little more than 2 acres of land overall in Chennai for IT parks. Here is the latest news and update on that IT park.

Given this situation, there is an expected significant improvement in Chennai on Real Estate. Also, at another angle - overall the global recession has also come to an end, this would really drive a real estate boom in Chennai pretty soon.

NRIs, folks living in Bengaluru, Hyderabad, Chennai and internet users will be very much interested to invest in their home town and this is the right time for investment in tier-ii cities. Invest in Chennai!!!

Chennai IT Park - Vadapalanji - News and Update - Starting in September 2010

The long awaited IT Park in Chennai is to be started in September 2010, said the minister. There are two sites for IT Park in Chennai and they are - Vadapalanji and another one is Ilandaikulam. Vadapalanji IT park in Chennai is made of 16 crores and Ilandaikulam is constructed of 15 crores. Vadapalanji is in the southern part of Chennai and Ilandaikulam is in the northern part of Chennai.

Minister Poongothai said that few more materials are expected from France and Ireland. Almost 75% of the construction work is done in both the sites. It is planned to start the operations of IT Park in Chennai by third week of the September 2010.

Also it is said that it creates direct employment for 5000 people and indirect employment for 20,000 people. As more and more companies come in and settle in Chennai, it would create employment for 25,000 to 50,000 people.

We are very excited about Chennai IT Park, one of the first of its kind in Chennai. Though it is too late for a second tier and major city of Tamil nadu - it is never too late. Chennai247 is very excited about this new shift for Chennai.

Chennai Satyam to return allotted SEZ land in Chennai

Sponsored by OruAcre.com

Sad news but truth -

Mahindra Satyam is in the process of returning 50 acres allotted to the former Satyam Computer in the Chennai SEZ, promoted by the Electronics Corporation of Tamil Nadu (Elcot). Elcot, Tamil Nadu’s nodal arm for attracting IT investments, had allotted the land to Satyam Computer for setting up an IT facility and housing at Vadapalanji.

Five other companies – HCL, Sutherland, Caliber Point and Syntel –have been allotted land at the Vadapalanji SEZ. The companies were given their letters of allotment in December 2008. At that time, Satyam Computer had planned to recruit about 3,500 employees for the facility at Chennai.

Barely one month later, the then Satyam chairman Ramalinga Raju confessed to the biggest corporate scam in the India. The company, now Mahindra Satyam, has decided to return the 50 acres and take back the payment made by Satyam for the land allotted.

“Mahindra Satyam has taken action for surrendering the Chennai (SEZ) land to the developer i.e. Electronics Corporation of Tamil Nadu (Elcot). Hence, there is no plan of raising any sum to develop this facility,” a Mahindra Satyam spokesperson said. Elcot officials said that the company had initiated the process of returning the land and Elcot would pay back Rs. 7 crore to Mahindra Satyam.
